Terms and Conditions

These terms and conditions form a binding agreement between you and Emerald Mariner Housekeeping Kabushiki Kaisha when you use this website or engage our cleaning services.

1. Application

These conditions apply to every clean carried out by Emerald Mariner Housekeeping Kabushiki Kaisha, whether booked directly by an owner or through a contractor or property manager. The accepted quote sets out the floor area, services, date and price; these conditions cover everything else.

3. How the work is done

We clean from the top of the space down and from the back of the space out, so that dust is not resettled on finished surfaces. Protective film is removed only where the quote says so. We test cleaning products on an inconspicuous area of any unfamiliar finish before using them. At the end of the visit we walk through the space against the checklist with the site manager or send photographs if nobody is present.

4. Schedule changes

Build dates move. You can reschedule free of charge up to three working days before the visit. Later changes, or arriving to find the site not ready as described in section 2, are charged at 30% of the quoted price to cover the crew already committed. If we need to move a date, we offer the nearest available slot before your handover.

5. Payment

Invoices are issued after sign-off and are payable by bank transfer within thirty days for business clients and fourteen days for private owners. Prices include consumption tax.

6. Defects in our work

Report any area not cleaned to the checklist within five days of sign-off and we will return and put it right at no charge. Fine dust that reappears from ducts, ceiling voids or ongoing work elsewhere in the building is not a defect in the clean; the Fine Dust Extraction Visit is designed for that situation.

6a. Crew, equipment and safety

Our crews bring their own filtered vacuums, ladders and neutral cleaning products, and follow the site's safety rules, including helmet and footwear requirements. If we find a hazard — exposed wiring, unsecured scaffolding, a floor still curing — we stop work in that area and tell the site manager. We carry public liability insurance for damage caused during a job; a certificate is available to contractors on request.

7. Damage and liability

We are responsible for damage caused by our crew and will pay the reasonable cost of repair. We are not responsible for defects in materials or installation, for surfaces damaged before we arrived, or for finishes that react to water or neutral cleaners in a way the manufacturer did not disclose. Our liability for any one job is limited to the price of that job, except for damage caused intentionally or by gross negligence, and except where the Consumer Contract Act does not permit such a limit.

8. General

These conditions are governed by Japanese law. Disputes will first be discussed in good faith; if unresolved, the Tokyo District Court has jurisdiction as the court of first instance. If any part of these conditions is invalid, the rest still applies. The version published on the date the quote is accepted applies to that job.
